The structure was primarily reinforced concrete in form utilizing flat slab design to maximize floor to ceiling heights whilst minimizing the overall building height and providing an economic solution. The reinforced concrete was partially exposed for architectural finish and the mass assisted to maintain acoustic and fire segregation between compartments of differing use. Both the first floor and roof were of flat slab construction, which enabled the introduction of roof light without the need for visible framing and trimming beams.
As part of the environmental impact, the new building and surrounding paving and car parking required a 200,000 Litre drainage attenuation system to manage the flow of rain water into a nearby watercourse to prevent flash flooding. The new system needed to be integrated with an existing storage system which also discharged into the same watercourse and so a site wide approach was required. The use of petrol interceptors chambers was employed in car park run off areas to prevent any pollutants entering the watercourse and damaging local wildlife.
